5 Decide to purchase. Make a deposit to my attorney so there is a paper trail and preferably prepare a a purchase
contract.
6 Set a closing date with both of our attorneys
7 Sit back and start collecting money on your investment as I have done for 35 years. You'll be glad you did.

Rentals and Creative Financing:
The pictures included on this site are representative of my properties at various times over the years of owning them. Make no mistake, being a landlord is a lot of work. Sometimes I clean up disasters. Fortunately (or unfortunately) I have become very, very good at it. This translates into some of the photos depicting the premises during less than ideal times. If you know what you are doing, an apt can be put back into shape in reasonable time if you are ambitious and not afraid of getting your hands dirty. Hence, the revenue stream keeps pouring in.
Conventional financing is fine, but I am also open to offers. In fact, I’m willing to sell a half interest in a combination of houses, remain on the deed and be responsible for the repairs. How about that? Or... lets say we agree on 4 properties... then I would transfer the deeds for two of them to you. These are just examples of the endless possibilities. I am very flexible, so please bring me your creative financing offers.
